DAMAC Maison Aykon City, Dubai: An Honest Review of the 1-Bedroom Apartment

A note first: Dumitru stayed here on a business trip in March 2024, and his company paid. I wasn’t with him, and neither were the boys. What follows is his stay, judged with the eyes of someone who spent 14 years working with hotels, and an honest answer to the question families actually ask: would I book it for us?

DAMAC Maison Aykon City is an apartment hotel in one of the DAMAC towers on Sheikh Zayed Road, beside Dubai Canal. Dumitru had a 1-bedroom apartment with breakfast included. My short answer: it’s a good choice for families who want space and a kitchen for a longer stay, but not for families who want to walk out of the door to the Burj Khalifa. It’s about 3 km away, and you’ll need a taxi.

Quick verdict

  • What it is: a 5-star DAMAC apartment hotel with about 100 apartments, from studios to 3-bedrooms, all with a kitchen.
  • Location: Sheikh Zayed Road by Dubai Canal. Burj Khalifa and Dubai Mall are a 3–4 km taxi ride away, not a walk.
  • Best for: families staying 4+ nights who want a separate bedroom and a kitchen, and business travellers.
  • Not for: families who want to walk to Dubai Mall, the fountains and the Burj Khalifa.
  • Would I book it for my family? Yes, a 1-bedroom apartment for a longer stay, with taxis budgeted in.

Who should book DAMAC Maison Aykon City?

Families who value space over a postcard address. A 1-bedroom apartment gives the kids a sofa bed in the living room and the parents a door to close, plus a kitchen for breakfasts and snacks. In Dubai’s hotel prices, that’s the real value here.

It’s not the right pick if your plan is Dubai Mall every evening. In the heat, even a 3 km gap means a taxi every time.

Where is DAMAC Maison Aykon City, and how far is the Burj Khalifa?

The hotel is on Sheikh Zayed Road, Dubai’s main highway, next to Dubai Canal, between Downtown and Jumeirah. According to Hotels.com, it’s about 3 km from the Burj Khalifa and the Dubai Fountain, 4.3 km from Dubai Mall, around 18 minutes’ drive from Dubai International Airport (DXB), and a 25-minute walk from Business Bay metro station.

From the hotel side: the old version of this post called it a hotel “near Burj Khalifa”. That’s true by car and misleading on foot. On his second trip, in September 2026, Dumitru walked around Downtown and found it very hot and humid. With kids, you won’t walk 3 km on Sheikh Zayed Road. Budget for taxis or a car.

The 1-bedroom apartment

Dumitru had a 1-bedroom apartment. On Hotels.com these are listed at about 62 m² (667 sq ft), sleeping up to 4. That’s a bedroom plus a living room, which is the layout that works for a family of four.

The other sizes listed:

ApartmentSize (Hotels.com)SleepsGood for
Studioabout 38 m²3A couple, or a couple with a baby
1-bedroomabout 62 m²4A family of four (this is the one Dumitru had)
2-bedroomabout 100 m²6Families with teens, or two families together
3-bedroomabout 158 m²7Grandparents along, or a big group

Kitchen and breakfast

Every apartment has a kitchen: fridge, microwave, oven, dishwasher, cookware and a coffee maker. Dumitru didn’t cook. He was there for work, and his rate included breakfast. If breakfast isn’t included in your rate, Hotels.com lists it at about AED 80–90 per person. For a family of four, that adds up quickly, and it’s exactly why the kitchen matters.

Pool, gym and family facilities

Dumitru didn’t use the pool or the gym. The listings describe a pool, a fitness centre, a spa, sauna and steam room. One describes a rooftop infinity pool, and another lists an indoor pool, so check which pool you’ll get, and whether it’s open to children at the hours you want, when you book. Hotels.com also lists a kids’ club, a playground, free cots and free stays for under-5s using existing beds. From the hotel side: apartment hotels rarely run a full kids’ club, so ask the hotel directly before you count on one.

What I’d tell a family before booking

  • Book the 1-bedroom, not the studio, with two kids. The price gap is usually smaller than the comfort gap.
  • Check whether breakfast is included. In Dubai it changes the real price a lot.
  • Budget for taxis. Everything you’ll want to see is a drive away.
  • Use the kitchen. Dubai restaurant prices for four, every meal, add up fast.
  • Parking is free (valet, according to Hotels.com) if you rent a car.

DAMAC Maison Aykon City or a hotel at Dubai Mall?

On his September 2026 trip, Dumitru stayed at Address Dubai Mall, which is connected to the mall by a walkway. That’s the opposite trade-off: a smaller hotel room, but you can walk to Dubai Mall, the fountains and the Burj Khalifa without going outside. For a short city break with kids, I’d pay more to be at the mall. For a week, I’d take the apartment space here and use taxis.

Would I book it for my own family?

Yes, for a stay of four nights or more: the 1-bedroom apartment, breakfast included if the price is right, and a few taxi rides a day. It’s not where I’d stay for a two-night stopover.
